Foothills Board Approves Landsale

Foothills Board Meeting


     Foothills ParRecreatioDistrict is facing a $143,000 budget shortfall fo2012. One of the potential solutions has many homeowners angry.Currently, Foothills Park & Recreation District has six parcels equaling more than 30 acres of open space for sale. One of these parcels include the northwest corner of Coal Mine and Wadsworth. This site is currently being negotiated with a commercial developer and the terms of the contract could be finalized on October 25, 2011 at the Foothills Board of Directs Board Meeting. This parcel of open space will be rezoned to commercial use. There are several steps that the district must undergo to change zoning and resident input is encouraged at all public meetings.


The Foothills Board of Director Board Meeting to approve or reject a commercial contract with the developer is scheduled for this coming Tuesday

LAND FOR SALE Northwest Corner of Coalmine & Wadsworth


     Foothills ParRecreatioDistrict is facing a $143,000 budget shortfall fo2012. One of the potential solutions has many homeowners angry.Currently, Foothills Park & Recreation District has six parcels equaling more than 30 acres of open space for sale. One of these parcels include the northwest corner of Coal Mine and Wadsworth. This site is currently being negotiated with a commercial developer and the terms of the contract will be finalized on October 11, 2011 at the Foothills Board of Directs Board Meeting. This parcel of open space will be rezoned to commercial use. There are several steps that the district must undergo to change zoning and resident input is encouraged at all public meetings.
     Some concerns about the development of this site include the destruction of wildlife habitat, decreased home values, additional traffic and a general concern for a perceived lack of communication from the recreation district. However, some may favor the idea as the lot has been considered as an eye sore and the vacant lot could generate much needed revenue for the district. The Foothills Board of Director Board Meeting to approve a commercial contract with the developer is scheduled for

Neighborhood Real Estate:
Vacant Land (Coalmine & Wadsworth)
Foothills Recreation District has put the property at the corner of Coalmine Avenue &Wadsworth up for sale. The district needs to raise money to cover their present and future budget. They feel selling small properties, like ours, throughout the district is the best way to raise revenue with the least amount of impact on the community as a whole.

The property will need to be rezoned. Protest of that rezoning can be made at a public hearing.  Foothills will post the dates & time of the hearing near the intersection.
This property is not going to be developed into park space , which was the original plan for the space . Woodmar Home Builders donated the property to Foothills in 1975.

Ron Hopp and Terry Green of Foothills, would like the buyer of the property to make a positive impact on the Woodmar Community.  They are open to negotiate with the buyer to create a buffer of some sort between the homes and the commercial space.

If Woodmar Village is interested, we can schedule a meeting where Ron Hopp can answer questions from the homeowners.

  • Weeds are being sprayed by one volunteer.
  • We will check to see if Foothills will mow more often.


Spring projects:

Neighborhood clean up day/ include the corner at Weaver & Peakview Drive.
Should we rent a dumpster and charge a small fee for neighborhood use?
We need a sign up sheet and a supervisor at the dumpster for this to happen.

Garage Sale Tips


Before the Sale

  • Sell anything you have not used for six months to a year.
  • Invite a neighbor or friend to join your sale, the more stuff you have to sell the better!
  • Price everything. Prices should generally be 10% - 50% off the original price of the item, depending on the condition and desirability.
  • For pricing, use permanent markers and removable self-adhesive labels.
  • Price items in increments of 25 cents for easy change-making.
  • Anything damaged or not in working condition should be marked "as is"
Setting Up Your Selling Space

  • Wash all items. People will pay more for something that is clean.
  • Display your treasures in similar categories, i.e. kitchen stuff, toys music and videos, etc.
  • If you are selling electrical appliances, have an outlet or extension cord handy.
The BIG Day!

  • Have lots of coins and small bills available to make change at least $50.00 worth.  Also, consider wearing a fanny pack or carpenter's apron to keep money safe.
  • Be prepared for buyers who want to bargain.  If you think the item is worth more than what they are asking, then you can have them come back at the end of the day if it doesn't sell.
  • Smile , Sell and HAVE FUN!

Neighborhood Garage Sale June 24th & 25th


Garage sale, yard sale, whatever you call it, they are fun to have and better yet, have potential to add substantially into your pocket! So get ready for our 8th annual neighborhood garage sale. 
Friday, June 24th & Saturday June 25th.

Here's how it works: Each participant will have there own garage sale at their home. Invite a neighbor or friend, the more stuff you have the better Danielle Marcus, your neighborhood Real Estate Expert will advertise the garage sale in the Columbine Courier and on Social Media sites.  Neighborhood Garage Sale directional arrows with balloons will be displayed on both days on participating streets. Plus, donuts, coffee and juice on Saturday morning will be provided to all garage sale participants. Maps and garage sale specialty items will also be handed out to the shoppers.  Please encourage your children's involvement with a food or beverage stand.  This is a great economic teaching tool.  To participate please call 303-669-7974 and leave your name and address by June 20th. I will then make sure your address is plotted on the map.  So, mark your calendars for June 24th & 25th and unload those unwanted treasures.
